Position Description:

As a Construction Manager, you will manage technical operations involving multiple projects and personnel at diverse locations, with annual revenue managed being between2 to 20 million dollars.
Key Responsibilities:
• Responsible for overall management of construction projects from the preliminary planning stages through design, construction, commissioning, and building occupancy.

Position Description:
The Planner-Estimator Position will provide estimating services by collecting client agencies requirements and providing estimating services through occupancy in the workplace.
This position will support two major task areas:
• Initial Tenant Improvement (TI) Project Management;
• Alteration Project Management for both owned and leased projects.
Responsibilities include but are not limited to:
• Review approved design intent drawings, solicitation for offers, and tenant special requirement to become familiar with the Tenant Improvement to be constructed.
• Compare approved design intent drawings to construction drawings.
• Document tenant's finish selections to ensure both tenant and Contracting Officer (CO) have approved the required selections in writing.
• Review contractor bids and provide professional opinion that total Tenant Improvement costs are fair and reasonable. Evaluate bids to ensure that defined shell and Tennent Improvement costs are not commingled.
• Accompany the client representative at the construction meetings to: document minutes, review order proposals as requested by the Contracting Officer, review work completed and compare to schedule and representation of progress.
• Provide recommendations to the Contracting Officer.
• Provide cost estimates for change order proposals as required.
• Review proposed change order pricing and provide technical support for price negotiations as required.
• Review final Tenant Improvement costs including change orders to ensure that GSA Building-defined shell and Tenant Improvement costs are not commingled; provide technical support as required.
In addition, the Planner/Estimator will:
• Assist the Supervisory Project Manager and/or the Project Manager to develop scope of work for requested alterations. Document all tenant requirements. Inspect on-site conditions (if required). Draft formal scope of work.
• Prepare an estimate of requested work based on approved scope of work.
• Review price proposal, review line items and overall pricing for reasonableness. Provide COR and CO technical support for price negotiations as required.
• If finish selections are required, document tenant's finish selections to ensure both tenant and CO have approved in writing the required selections. Review selected finishes for compliance with the government requirements.
• Provide cost estimates for change order proposals as required. Review change order pricing and provide CO technical support for price negotiations.
